Creating Storage and Work Space with a Modular Office for CMW Equipment

Challenge

As a growing equipment sales and rental company, CMW Equipment in St. Louis, MO was beginning to face a challenge, running out of space in their repair shop. With a repair shop full of road construction and maintenance equipment, this facility didn’t have much space to work with. Rather than sacrificing space to hold equipment, the team wanted to find a smarter way to work with their current footprint.

With expanding needs, CMW needed a worker to be front and center. This person would serve as the central point of contact for customers, helping to check people in, keeping an eye on the shop floor, and answering questions that people have when they visit their facility. Knowing this, the location needed to be accessible to the operations without getting in the way of movement on the repair shop floor.

This team also wanted a new space to double as a quiet place for their mechanics to take calls and carry out business away from the naturally loud shop floor.

With floor space at a premium, CMW Equipment turned to ISS for a solution. The challenge for us was to create a functional workspace in the current footprint while giving them the functionality they needed to grow.

Solution

The first step in this project was determining where a new workspace could fit without interrupting CMW’s current operations. ISS account managers, Joe Goldkamp and Matt Goldkamp, were brought in to access the space, paying close attention to the space near CMW’s second-floor offices and entrances. This location offered the visibility that this team needed while keeping the workspace connected to the facility floor.

After evaluating this team’s needs, they determined that a Starrco modular office would be the best solution. Rather than creating a permanent office that may need to be adapted over time, a Starcco modular office would offer them the customization and flexibility that they needed. The goal was to create a comfortable and functional area for employees to work away from the loud shop floor.

One of the major advantages of Starrco modular offices is their prefabrication ability. These can be highly customized, having each wall panel precision cut to exactly what’s needed. As this team needed high visibility, they outfitted the modular office with windows on the three repair shop facing sides. They were also able to design a sliding window onto one side of the office. This would allow for easy communication between their employee and people on the facility floor.

Ensuring that the office would be comfortable was also another priority of theirs. Equipped with an AC unit, this modular office will be able to regulate the temperature, keeping the office users happy. In addition to the AC unit, luxury vinyl plank was installed. Not only does this flooring make the office look nice, but it will act as a barrier between the concrete floors that can get cold in the winter.

At ISS, we always prioritize making the best use of your space, so when CMW mentioned they needed more storage space, we were able to make the top of the modular office load bearing. These Starrco modular office load bearing wall systems are designed using wiring-studs to carry the weight of heavy items. With the studs acting as structural columns, this eliminates the need for extra columns to support the load bearing deck. Starrco design’s use C-channels and I-beams to strengthen the 22-guage steel B-decking depending on the application.

With this overhead storage capability on top of the modular office, CMW is able to use that space for light to medium duty pallet storage.

Results

Starrco modular offices can be manufactured, shipped, installed, and fully operational up to 70% faster than traditional construction projects, meaning that CMW was able to get up and running quickly. Now, this facility has the space needed for a worker to communicate easier, allowing them to offer excellent customer service.

By addressing both their challenges, we were able to provide this equipment company with a dedicated workspace along with more storage space.
